Scottish Enterprise instructs Shepherd to market diverse portfolio of commercial property assets

Scottish Enterprise has instructed Shepherd Chartered Surveyors to market a substantial and diverse portfolio of commercial property assets ranging from large, potential development sites to small strips of land, mainly in the Glasgow and West of Scotland area, but also located in Livingston, the Borders, Tayside and Fife.

Sandy Lightbody, Head of Agency (Glasgow) at Shepherd, said: “The portfolio contains several interesting sites; some of which undoubtedly have development value and others which are generating substantial interest from a number of potentially interested parties.”

The portfolio includes some 35 acres at Starlaw Park in Livingston, though part of this is amenity land, as well as five roadside development plots of between 0.5 acres and 2.5 acres and some roadside verges within Cambuslang Investment Park.

There is also a nine-acre site at Beardmore Way, Clydebank, adjacent to the Golden Jubilee National Hospital, including an attractive riverside location, while the former MOD site in Old Kilpatrick, close to the Auchentoshan Distillery, comprises four development plots with the largest site stretching to 27 acres, which could accommodate a substantial residential development, subject to planning.

Sites in the east include Brechin and two small sites in Dunfermline, while, to the south, a 12-acre site in Stevens Croft, Lockerbie, which includes a Sustainable Urban Drainage System pond.

“This instruction has some sites that in many cases are quite unique, with some of the smaller lot sizes having generated interest from parties seeking alternative investment opportunities,” said Lightbody.

“Indeed, with some of the land-holdings backing onto existing residential plots, we have already received enquiries from house-holders keen to extend their garden plots.”
