Shepherd offers office suites in the Muirfield Centre, Cumbernauld to let
Shepherd Chartered Surveyors is marketing modern state of the art office suites for lease within the Muirfield Centre, a new-build, ‘eco-friendly’ building in the heart of Cumbernauld town centre.
With excellent public transport links and enjoying close proximity to Cumbernauld Shopping Centre, the building is operated by CultureNL, a specially created charity responsible for managing and delivering cultural services on behalf of North Lanarkshire Council.
The Muirfield Centre replaces an older facility and has been designed to maximise its green credentials. The ‘new’ Muirfield Centre has a number of innovative features, including a grassed Sedum roof-covering and naturally ventilated/cooled offices which have full height glazed window units, providing an attractive and bright working environment.
Sandy Lightbody, Head of Agency (Glasgow), said: “The Muirfield Centre is certainly state of the art and provides an extremely bright, comfortable working environment. However, what really makes it stand out from other more conventional office developments is that it incorporates a number of uses within the building, including a children’s nursery, function hall and community rooms, which are used for a variety of activities and community uses.”
Lightbody advises that research has proven that combining a variety of different and complementary uses within the same building envelope has positive benefits and can create an enhanced working environment.
The office suites are all situated on the first and second floors of the building and are accessed by means of a bright, attractive, ground floor communal reception area. A large passenger lift accesses the individual floors and the building is fully accessible in terms of DDA requirements.
Each floor includes separate male and female toilet facilities, kitchen area and large meeting rooms which can be hired by the hour. Accommodation is available in suites from 210 sq ft which would suit a small operation, to larger space: a total of 3,210 sq ft can be provided on the first floor and up to 4,500 sq ft can be provided on the second floor.
The building has a large car park with 88 car spaces (including six disabled spaces) and five mini bus bays.
As well as a variety of different office sizes, maximum flexibility can be offered in terms of lease length.
“Culture NL has prepared a straightforward occupational lease which can provide maximum flexibility to tenants but also means that we are able to effect lettings within a very short space of time indeed,” said Lightbody.
“There is no reason why a tenant cannot be in-situ within a matter of weeks from an initial viewing”.
Existing tenants include a firm of solicitors and an energy saving/efficiency consultancy and they have both benefited from the short timescales and flexibility. Shepherd expects to have the offices fully let within a relatively short space of time.
Flexible access is available and CultureNL has a Facilities Manager based at the centre during working hours. In addition, there is a reception presence, which has a number of benefits for tenants who sometimes feel that once they have ‘signed up’, they are ‘left to their own devices’.
